PAYMENTS: A deposit of £200 is payable with the booking, and is non-refundable. The balance is due eight weeks prior to the date of arrival. Full payment is payable on all holidays booked within 8 weeks of commencement.
CANCELLATIONS: In the event of cancellation we will endeavour to re-let the property and refund the balance. A refund cannot be given if we fail to re-let the property. The £200 deposit is non-refundable under any circumstances.
OCCUPATION: If the owner is prevented by circumstances beyond his control from making the holiday cottage available and cannot provide a suitable alternative, he will refund all monies paid by you without any further liabilities.
INSURANCE: We recommend that you take out your own insurance against any losses/injury.
GUEST OBLIGATIONS:We would request that you take good care of the cottage and its contents and that you please leave it in a clean, tidy and presentable state as it was found. Please ensure that all bins are emptied, that the dishwasher, fridge and food cupboards are empty and that all crockery etc is put back in place. You will be liable for the cost of any damage, breakages or excess cleaning that is necessary following your stay.
A £100 deposit will be taken to cover any of the above at the time of payment of the full balance and refunded at the end of your stay once the property has been checked. If damages occur in excess of this amount then the tenant will be liable to pay any additional costs.
Only the people detailed on the booking confirmation form will be entitled to occupy the house. We may refuse entry to anyone not listed on the booking confirmation form.
Lost keys will incur a £10 charge for replacement.
ARRIVAL/DEPARTURE: Guests should not arrive at the cottage before 3pm on the day of arrival and ensure that they have left the cottage by 10.00am on the date of departure. Please ensure that all electrical appliances are switched off on departure with the exception of the boiler, fridge freezer.
RIGHTS OF ENTRY: We reserve the right to enter the property at reasonable hours to inspect the house and/or carry out any necessary repairs or maintenance.
TARIFFS: We reserve the right to change tariffs during the year for special offers and discount periods. Tariffs are agreed and contracted for on booking and are not subject to change if reduced at a later date.
SMOKING: Smoking anywhere within the cottage is strictly forbidden.
PETS: No pets allowed in the property.
DISCLAIMER: The holiday cottage owner does not accept any liability for loss, damage, injury, or accident which the tenant or any of his/her party may incur or experience. The owner does not accept liability for any disruption or inconvenience which might affect your holiday where such failure is not reasonably the fault of the owner.
WE WOULD REMIND GUESTS THAT THIS IS A FAMILY HOLIDAY HOME AND THE OWNER HAS MADE EVERY EFFORT TO PROVIDE A CLEAN AND COMFORTABLE COTTAGE. WE WOULD ASK TENANTS TO ENSURE THAT THEY CLEAN UP AFTER ANY ACCIDENTS AND MAKE EVERY EFFORT TO KEEP THE COTTAGE IN AS GOOD A CONDITION AS THEY FOUND IT. ALL DAMAGE AND LOSSES SHOULD BE REPORTED TO THE OWNER.
